What is a Double-Close Funding?

Double-Close Funding, also known as transactional funding, provides short-term capital that allows investors and wholesalers to complete two separate closings on the same property.


Double closings allow you to limit or eliminate the need to expose your own funds in the deal. Commonly used for wholesaling, they allow seamless transfer of property from the original seller to the end buyer without the need to use your own funds.

How the

Process Works

  • Step 1: Submit Your Double-Close Funding Request

    The process starts with completing our Double-Close Funding Request Form. This allows our team to review the structure of your deal and confirm it qualifies as true transactional funding. We verify that both purchase contracts (A→B and B→C) are fully executed, the transaction is a same-day close, the property is non-owner-occupied, and the transaction is permitted in the property’s state. We’ll also confirm Prism Title is being used for both sides of the closing.

  • Step 2: Borrower (B) Review & Pre-Approval

    Once the deal structure is confirmed, the borrower (B) will complete pre-approval through REIA Hard Money. During this step, we verify borrower information, confirm wiring instructions, and ensure all required documentation is in place so funding can move forward smoothly.

  • Step 3: End Buyer (C) Verification & Underwriting

    We next review the end buyer (C) to ensure the exit is solid. This includes verifying the end buyer’s identity, confirming proof of funds (for cash buyers) or lender approval (for financed buyers), and ensuring earnest money has been deposited with the title company. If the end buyer is using financing, we also confirm their lender allows for a same-day resale.

  • Step 4: Title Coordination & Closing Structure

    Prism Title coordinates both sides of the transaction and establishes the closing structure. As deal details are finalized, Prism Title communicates closing requirements, timelines, and documentation needed to successfully execute a same-day double close.

  • Step 5: Loan Terms & Fees Confirmed

    Loan terms are finalized and clearly outlined prior to funding. REIA Hard Money charges a 2% fee based on the total approved funding amount, and all Prism Title fees are detailed on the ALTA settlement statement so there are no surprises at closing.

  • Step 6: Pre-Funding Conditions Completed

    Before funds are released, all pre-funding conditions must be satisfied. This includes final HUDs being completed, end buyer funds already in escrow, signed loan and security documents, verified wire instructions (via call-back), and formal closing instructions provided by Prism Title.

  • Step 7: Funding Authorization & Wire Sent

    Once all parties approve and conditions are met, internal funding authorization is granted. The approved wire amount is verified and funds are sent directly to Prism Title to facilitate the closing.

  • Step 8: Same-Day Closing & Repayment

    Both closings must occur on the same day — no exceptions. The A→B transaction closes first, followed immediately by the B→C resale. The transactional funding is repaid in full from the end buyer’s proceeds, and any temporary lien is released or conveyed as required.

  • Step 9: Post-Closing Review & File Completion

    After closing, final recorded deeds and HUDs are collected and stored for audit and compliance purposes. This step ensures the transaction is fully documented and officially complete.
