Pro Level Loan (Built for Experienced Borrowers)
Designed specifically for seasoned real estate investors who have completed 5 or more fix and flip projects, this loan program rewards experience with better rates, fewer fees, and enhanced funding terms. If you're a high-volume or experienced investor, this program is built to maximize your returns while minimizing your out-of-pocket expenses.
Our Pro Level Borrowers get exclusive access to:
- 12% interest rate and 4 points
- Pro Vs (investors doing 4+ deals with us annually) pay just 3 points
- 100% financing for purchase and rehab on 95% of loans we underwrite
- Up to 20% of rehab escrow prefunded at closing for Pro Vs
- Points and fees are wrapped into the loan—no out-of-pocket costs at closing
- No income or credit checks—we underwrite based on you and your deal
- Interest-only payments begin on the last day of the first full month of your loan

Standard Borrower Fix & Flip Loan
A Fix & Flip Loan is a short-term financing option for real estate investors aiming to purchase a property, renovate it to enhance its value, and sell it quickly for a profit. This type of loan is designed to cover both the acquisition and renovation costs of the property.

Fix-to-Rent Loan (BRRRR)
A Fix-to-Rent Loan, also known as a BRRRR (Buy, Rehab, Rent, Refinance, Repeat) Loan involves purchasing a distressed property, renovating it to increase its value, renting it out to generate income, refinancing to recover the invested capital, and then repeating the process with the newly acquired funds.
We'll fund both the property purchase and rehab costs, and can work with you upon renovation completion to either BRRRR the loan out through our trusted partner or fund it conventionally.

Double-Close Funding
Double closings allow you to limit or eliminate the need to expose your own funds in the deal. Commonly used for wholesaling, they allow seamless transfer of property from the original seller to the end buyer without the need to use your own funds.
When timing is crucial, our Double-Close Funding option ensures you don't miss out on valuable investment opportunities. With our support, you can confidently navigate double-closing transactions, knowing that our financial expertise is behind you every step of the way. Please note: both sides of double-closes must be handled by our title company partner.
When you use our Double-Close Funding, you'll get:
- Flat-fee rate of 2 points (calculated from your loan amount)
- Flexible short-notice funding
